  • Test the air conditioning even if it's mild out. It's better to find a weak AC in November than during a February heat spell — and yes, the Valley gets warm days all winter.
  • Check the roof and seals. The drive down is hard on a rig, and Arizona sun is relentless. A quick roof inspection catches cracked sealant before any rain finds it.
  • Sanitize the fresh water system and check the water pump and filters, especially if the rig sat over the summer.
  • Look over the tires. Heat and age are the real enemies of RV tires. If yours are getting old, better to know now.

Living in the Rig All Winter

For the months you're here, a little upkeep keeps everything humming:

  • Keep the AC coils clean. Dust is constant in the desert, and a clean coil cools better and lasts longer.
  • Watch your water pressure. Resort and city water pressure can spike high enough to damage RV fittings. A simple pressure regulator at the spigot protects your whole plumbing system.
  • Mind the slide seals. Fine dust and dry air harden slide seals over time. Conditioning them keeps dust and the occasional rain outside where it belongs.
  • Don't ignore small issues. A minor leak, a flickering light, a fridge that's slow to cool — in the desert, small problems don't stay small. Address them while they're cheap.

Full-Timers and Long-Stay Snowbirds

If you spend the whole season here — or live in the rig full-time — a scheduled maintenance plan is worth considering.   • Roof, seams, and seals — so the first rain up north doesn't find a gap the Arizona sun opened.
  • Tires — age, condition, pressure, and torque. Heat-aged tires are a leading cause of highway blowouts.
  • Brakes and bearings — critical for safe towing and stopping over long distances.
  • Propane system — a leak check and appliance test for safety.
  • Electrical and batteries — so nothing dies on you halfway home.
  • Appliances and water system — AC, fridge, furnace, water heater, and pump all confirmed working.
